Energy Class and Home Certification

The energy efficiency of a house plays a crucial role in its functionality, living costs, and environmental impact. Classification based on energy performance is not just technical information — it is an indicator of quality, expertise, and long-term value for the owner.

The Main Energy Efficiency Categories (according to the Regulation on the Energy Performance of Buildings – KENAK):

Category Description
A+ Very high energy efficiency. Buildings that combine top-level insulation, modern systems, and the use of Renewable Energy Sources (RES).
A High energy efficiency. Buildings with excellent technical specifications and low energy demands.
B+ Very good energy efficiency. Partial use of efficient systems, without full utilization of RES.
B Good energy efficiency. Satisfactory insulation, but with room for improvement in consumption.
C Moderate energy efficiency. Basic insulation and medium-performance systems.
D Low energy efficiency. Increased energy needs, lacking modern systems.
E – F – G Very low to extremely low energy efficiency. High energy losses, requiring energy upgrade.

Category A+: Top Energy Efficiency for Modern Homes

Homes in category A+ offer excellent thermal insulation, high-quality window frames and glazing, ensuring superior thermal and sound insulation performance.
The combination of advanced energy systems for heating and cooling, together with the use of renewable energy sources (such as photovoltaics), results in significant resource savings and a minimal environmental footprint.
It is the ideal choice for those seeking sustainability, comfort, and long-term efficiency.

Category A: Sustainable Buildings with High Energy Efficiency

Category A is characterized by quality insulation, modern window frames and glazing, as well as energy-efficient systems.
They offer optimized living conditions year-round, lower consumption and operating costs, with significant benefits for both the environment and the user’s daily life.

What is the Energy Performance Certificate (EPC)?
The EPC (Energy Performance Certificate) is the official document that classifies each property into an energy category, from A+ (high performance) to G (high consumption).
It is issued by a certified Energy Inspector and is based on a comprehensive analysis of factors such as:

  • Thermal performance of the building envelope
  • Age and construction materials
  • Orientation
  • Heating – Cooling – Domestic Hot Water (DHW) systems*
  • Potential utilization of renewable energy sources

*DHW refers to the hot water used daily for showers, dishwashing, and other essential needs. The energy required to heat it — whether from solar water heaters, boilers, electric heaters, or heat pumps — significantly affects the household’s energy consumption and, by extension, its energy class.

The ELEGEO Developers Guarantee

The energy class has a direct impact on a property’s market value, as more energy-efficient buildings typically have higher resale value and lower maintenance costs.
At ELEGEO Developers, we design and build homes that meet the highest energy standards. All our residences are delivered with the corresponding energy class certification (A or A+), offering:

  • Lower energy costs
  • Higher market value
  • Better quality of living
  • Smaller environmental footprint

You’re investing not just in a house, but in a smart, sustainable, and efficient future.
